Roof Leaking in the Rain? Common Causes in Tacoma Homes

Roof vent flashing repaired to stop a rain leak on a Tacoma-area home

October is when Tacoma's first real fall storms roll in. After a dry summer, the first long, soaking rain is often when homeowners find out their roof has a problem: a brown spot on the ceiling, a drip near a skylight, or a damp smell in the attic. The good news is that most rain leaks start in a handful of predictable places, and many of them are repairs, not a new roof. Here's how to narrow it down, what to do right now, and when to call a roofer.

Why does my roof only leak when it rains hard?

Light rain runs off a roof the way it was designed to. Heavy, wind-driven rain is different. Water gets pushed sideways and even uphill under shingle edges, around flashing and into gaps that stay dry the rest of the year. If your ceiling only stains during big Pacific Northwest storms, that usually points to one weak spot that only lets water in when there's a lot of it, such as worn flashing, a lifted shingle, a clogged valley or an overflowing gutter, rather than a roof that has failed everywhere.

Where do most roof leaks start?

Is it the flashing around my chimney, skylight or walls?

Flashing is the metal that seals the joints where the roof meets a chimney, skylight, wall or dormer. The sealant around it dries out and cracks over time, and older flashing can rust or pull loose. Flashing leaks usually show up on the ceiling right next to the chimney or skylight, or as water running down a wall.

Could a pipe boot or roof vent be leaking?

Plumbing vent pipes pass through the roof inside a rubber boot. That rubber cracks with age and sun, and once it splits, water follows the pipe down into the house. A small, round stain on a bathroom or hallway ceiling is a classic sign. It's one of the most common leaks we see, and usually a simple repair.

What about missing or damaged shingles?

Windstorms lift and tear shingles, especially along ridges and edges. A single missing shingle can let water reach the underlayment and the wood decking underneath. If you find shingle pieces in the yard after a storm, have the roof checked before the next rain.

Can valleys and moss cause leaks?

Valleys, where two roof slopes meet, carry more water than any other part of the roof. Fir needles, leaves and moss collect there, slow the water down and let it back up under the shingles. On shaded roofs, moss also holds moisture against the shingles and can lift their edges. Our guide to roof moss in the Pacific Northwest covers what to do about it, and what not to do.

Are my gutters part of the problem?

When gutters clog, water spills back behind them and can soak the roof edge, the fascia and the wall below. That often looks like a roof leak along an exterior wall or above a window. Cleaning gutters before the heavy rain starts, or replacing gutters that sag or leak, prevents a lot of these.

Is it a leak or attic condensation?

Not every wet spot is rain. In cold, damp months, warm, moist air from inside the house can condense on the underside of the roof deck when the attic isn't ventilated well, then drip onto the insulation. If you see frost or droplets spread across a wide area of the attic, instead of one wet trail, ventilation may be the real issue. A roof inspection checks for this too.

What should I do right now if my roof is leaking?

  • Stay off the roof: wet and storm-damaged roofs are slippery and dangerous.
  • Move furniture and electronics away from the leak and put down buckets and towels.
  • If a ceiling is bulging with water, poke a small hole at the lowest point to drain it into a bucket.
  • Turn off power to any light fixture with water in it.
  • Take photos inside and outside for your records and your insurance.
  • Call a roofer to tarp the damaged area.

If water is coming in right now, our emergency roof repair team can tarp the roof to keep the rain out until a permanent repair can be made.

How do I find where the leak is coming from?

Water rarely drips straight down from where it gets in. It can run along rafters or the top of the decking for several feet before it shows up on a ceiling. If you can safely get into the attic, take a flashlight during or right after rain and look for wet wood, stained insulation or drip trails above the stain, then follow them uphill. Note what you find, but leave the roof itself to a professional. A roofer traces the leak from both the attic and the roof surface, which is the fastest way to fix the cause instead of just the stain.

Can a roof leak be repaired, or do I need a new roof?

Most single leaks, like a cracked pipe boot, a lifted shingle or failing flashing, can be repaired. Replacement starts to make more sense when the roof is near the end of its life, leaks show up in several places, shingles are curling or losing granules across the whole roof, or the decking underneath has gone soft. Our guide on roof repair vs. replacement in Tacoma walks through that decision. Either way, you get an honest recommendation and a written price before any permanent work starts. Should I call my insurance company about a roof leak?

If the leak started after a windstorm, a falling branch or another sudden event, photos and quick action help your claim. Policies differ, and leaks from normal wear and tear often aren't covered, so check your policy. If the damage came from a storm, we help with the insurance claim. See what to do after storm damage.

How can I prevent rain leaks before winter?

  • Clean gutters and downspouts after the leaves drop.
  • Have valleys and the roof surface cleared of needles and debris (not from a ladder in the rain).
  • Trim branches that hang over the roof.
  • Check your ceilings and attic after the first big storm.
  • Book a free roof inspection in the fall, so small problems get fixed before the heaviest rain.

Frequently asked questions

Why does my roof leak only when it rains heavily?

Heavy, wind-driven rain pushes water under shingle edges and around flashing, vents and valleys that stay dry in light rain. It usually points to one weak spot rather than a failed roof.

Is a small roof leak an emergency?

In our wet climate a small leak can soak insulation, stain drywall and rot the decking quickly, so it's worth getting it tarped or repaired soon, especially before the next storm.

Can a roof be repaired while it's raining?

Permanent repairs need dry conditions, but the damaged area can usually be tarped to keep water out until the weather allows a proper repair.

How can I tell condensation from a roof leak?

Condensation usually shows up as frost or droplets spread across the underside of the roof deck in cold weather. A leak usually leaves one wet trail or stain that gets worse when it rains.
