Concrete tile roofs are tough, but they are not leak-proof. When a tile roof starts leaking in Tacoma, it is usually not the tile itself that has failed — it is a cracked or slipped tile, worn flashing, or the underlayment hidden underneath. DHT Construction & Roofing repairs concrete tile roofs across Tacoma, Pierce County and South King County. We find the real source of the leak, fix it the right way, and tell you honestly whether a repair is enough.

Concrete tiles crack from foot traffic (satellite installers and holiday-light hangers are common culprits), falling branches in windstorms, and the occasional hard freeze. Tiles can also slip out of place when a fastener or hanging lug fails. A single cracked or shifted tile opens a path for wind-driven rain to reach the layer underneath.
On a tile roof, the tiles shed most of the water, but the underlayment beneath them is the real waterproof layer. Over many years that underlayment dries out, gets brittle and tears — and the tile on top can look perfectly fine while the layer under it fails. That is why many tile roof leaks show up inside the house before anything looks wrong from the street.
Leaks also start where the roof meets something else: valleys, chimneys, skylights and walls. Flashing in these spots can rust, loosen or get bent out of shape. Valleys on tile roofs collect fir needles, leaves and moss, which hold water and push it sideways under the tiles during heavy Pacific Northwest rain.
Most tile roof leaks can be fixed with a targeted repair. But if the underlayment is failing across the whole roof, patching one spot at a time just chases leaks around the house. In that case a tile re-lay (lifting the tiles, installing new underlayment and re-laying the tiles) or a full replacement may make more sense. We will tell you honestly which one your roof needs — and if a repair will do the job, that is what we recommend.
Walking a concrete tile roof the wrong way breaks more tiles. Tiles crack when you step in the middle or on the unsupported edge, so a quick fix by someone unfamiliar with tile can leave you with more damage than you started with. We know where to step, how to lift and reset tiles without breaking their neighbors, and how to work the underlayment and flashing underneath.
Fall and winter are when tile roof leaks show up. The first long stretch of heavy rain finds every cracked tile, worn valley and tired piece of underlayment. Tile repair season runs from now through spring, so the best time to get your roof checked is before the heavy rain sets in. Book a free roof evaluation and we will walk your roof, check the attic if needed, and tell you what it needs.
We work on concrete tile roofs and the layers underneath them: underlayment, battens, flashing and valley metal. When we replace a broken tile, we match it with the same profile and color where matching tiles are available.
Tacoma's long rainy season is hard on the hidden parts of a tile roof. Constant moisture, wind-driven rain and moss in shaded valleys wear out underlayment and flashing long before the concrete tiles themselves give out. Catching these problems early keeps water away from your roof deck and framing.
Many tile repairs are finished in a day once we know the source of the leak. Larger underlayment repairs or re-lays take longer and we will tell you the plan before we start. It all begins with a free roof evaluation — book online or call (253) 363-1948.

Excellent work. Worked non stop each day to complete the job in a few days. Did a lot of repairs along the way to make sure it was going to last. Highly Recommend.
The house I rent needed a new roof. The owners live out of state, so I volunteered to find a good contractor. By word of mouth, I found DHT and we could not be happier with the result.
Fast, clean and professional from the first call to the final walkthrough. The crew treated our property like it was their own.
Professional, on time, and the pricing was exactly what they quoted. They cleaned up so well you'd never know a crew had been here. A+ all the way.
Curtis and his team replaced our whole roof in 3 days. Clean job site, fair price, and the new shingles look incredible.
Often, yes. If the leak comes from a few cracked or broken tiles and the underlayment beneath them is still in good shape, we replace those tiles with matching tiles where available. If the underlayment under them is worn out, we will show you and explain your options.
Concrete tiles are very durable and usually outlast the layer beneath them. Most tile roof leaks come from the underlayment wearing out, flashing problems, or cracked and slipped tiles — not from the tiles simply wearing away.
We recommend you don't. Concrete tiles crack easily when stepped on in the wrong spot, and wet or mossy tiles are slippery. Let an experienced roofer go up and take a look instead.
If water is dripping inside, staining a ceiling, or getting near light fixtures or electrical, treat it as urgent and call (253) 363-1948. A slow stain that appears only in heavy rain is still worth fixing soon, before it damages the roof deck, insulation or drywall.
